Mother Nature blessed us with sun and warm winds for our bigger and better second annual Fall Festival on September 24th. Hundreds of people had a great time touring all the new home construction, sampling the great food, and enjoying all the activities. It is so gratifying to watch people react so very favorably to our beautiful new community.

Corcoran's new apartment home development at SouthField -- 226 studio, one-, two- and three-bedroom apartment homes will feature flexible floor plans, open living areas, high ceilings, oversized windows, large bedrooms and ample closet space. The community anticipates LEED and Energy Star certifications, and will feature low VOC paints, sealants and carpets, as well as energy efficient lights and appliances, water efficient fixtures and irrigation, and recycling.

You won’t be able to resist a host of luxury amenities including a private clubroom and patio opening onto a resort-style pool and sundeck, resident-only lounge with Wi-Fi, and fitness center with areas for your daily yoga and stretching routines.

SouthField developer closes fourth deal for new housing

WEYMOUTH — The master developer of SouthField has closed a deal with a Braintree homebuilder to construct the first apartment buildings on the former South Weymouth Naval Air Station.

John M. Corcoran & Co. is to build 226 apartments in three buildings on the former base.
On Friday, Corcoran became the fourth residential builder to close a deal with LNR Property Corp. since last summer. There had been years of delays in converting the land into housing and commercial space.

Richard High, president of Corcoran, said his company had been considering buying land at SouthField for the past few years.

“We were just waiting for the right opportunity, for the economy to be in the right place and for progress on the public improvement to reach the right state where we thought it would be a viable activity,” he said.

High said work to prepare the site for foundation pouring has already begun.

Whitman Homes and Interactive Building Group are in the process of building a total of 60 single-family homes and townhouses at SouthField. In addition, the William B. Rice Eventide Home plans to build 192 units of senior housing and a 46-bed nursing facility.

All of the current development is at the end of the base’s former runway in an area called SouthField Highlands.

The base closed in 1997 and sat dormant through a series of false starts and delays until last summer, when work on a new road across the site began and the first homebuilders signed on.
Kevin Chase, LNR’s regional vice president, said the deal with Corcoran is the latest example of growing interest in SouthField.

“There’s absolutely momentum moving forward right now, and we have many other homebuilders talking to us,” Chase said. “We feel very confident that between now and the end of 2011 we’ll get another couple of deals.”

The SouthField plans call for 2,800 homes and 2 million square feet of commercial space.
The apartment construction will create 200 jobs and trigger $1.4 million in payments to Weymouth, Abington and Rockland, the three towns in which the former base is situated, according to LNR. The apartments are scheduled to be finished next spring.

Meet the Newest Member of our Team...Jett!

Did you read Emily Sweeney's article about Jett in today's Globe? Scott Egan and his turtle-sniffing dog, Jett, roam SouthField in search of Eastern box turtles to help rescue them from upcoming road construction.

SouthField is home to a small population of Eastern box turtles. Once sniffed out by Jett, Egan installs radio transmitters on their shells to keep track of their movements. The research will come into play as we prepare a special tunnel under the community's new parkway to facilitate their travel and keep them safe.

“The ultimate goal is to protect the turtles and keep them from getting injured or killed by big machinery,’’ said Egan.

As work begins on the parkway, silt fences will be installed to protect the turtles. The turtle crossing area will be located about 650 feet west of Old Swamp River, a small stream on the eastern side of the base in Rockland. The so-called turtle tunnel (also known as a wildlife culvert) will measure about 10 feet wide and 8 feet high. It will be made of concrete and stretch about 100 feet.

Retaining walls and fencing along the parkway will help keep turtles off the road and hopefully guide them toward the tunnel opening, said Jim Young, project manager for the South Shore Tri-Town Development Corp., the public agency overseeing redevelopment of the base.

Egan and Jett were recently at work at SouthField when Jett spotted a turtle underneath some brush. The discovery led the team to focus on the area, and they ended up finding two more.

If you've been wowed by our beautiful renderings, check out what Jeff Stikeman has been up to lately... Every Halloween he receives a visit from the Pumpkin Muse. It's amazing, really. Here is this year's carving masterpiece, "The Last Voyage of the Whaler Recompynse 1810".

I'll let Jeff tell the story...

"This year’s pumpkin started with an idea to play off a basic human fear: the vastness of the open ocean. What could feel more overwhelming than being in the middle of the Pacific, in a small boat, at night?

It plays off the idea of “aliens”. On the rear of the pumpkin is a pair of whales, escaping the whalers (men in ships) who are themselves being attacked by ships from another world. Exactly who are the aliens here? Just as a whale is plucked and taken from its habitat, so are the men being harvested. A little recompense being paid by the men of the Recompynse.

The center of the composition is a longboat, being lifted into the mothership by a tractor beam, men falling or hanging by ropes as the longboat levitates into oblivion."

Pretty crazy, huh?

Says Jeff, "For me, this isn’t “carving” in the sense of sculpture. It is about using the pumpkin as a 2D lantern, with effects from light and dark and shading, made by carving the image to differing depths. The deeper you go, the brighter it gets."

For the first time in 65 years the public will be allowed onto the site of the former South Weymouth Naval Air Station to view the site of SouthField's first residential neighborhood, called SouthField Highlands. Music by BackEddy Bluegrass, one of the premier performing bluegrass bands in the region! Enjoy a real BBQ, oysters from Island Creek Oysters in Duxbury, an art show by the Weymouth Art Association, pony rides, pumpkin decorating, a demonstration by REI on kayaking on the South Shore, and LOADS of surprises.
